Products and product-specific terms

These terms apply to everything PropertySavvy publishes, including its calculators, reference pages and product previews. A product may have additional terms for its own workflow. The additional terms for RemodelAI apply alongside these terms.

These are estimates, not advice

Everything on this site is provided for general information. Nothing here is financial, tax, legal or investment advice, and using a calculator does not create any professional relationship between us.

Property transactions vary by state, by county and by contract, and the figures that decide your outcome come from documents we cannot see — your listing agreement, your payoff quote, your Loan Estimate, your Closing Disclosure, your settlement statement, your tax return. Use what you find here to orient yourself and to sanity-check the numbers professionals give you. Do not use it as the basis for a decision on its own, and do not wire money against it.

Accuracy, and its limits

We publish the arithmetic behind every calculator at how we calculate, including the points at which each estimate stops being reliable, because we would rather you check our work than trust it. We take care to get the formulas right and to keep the rules current, and we review the pages that make factual claims — each carries the date it was last reviewed.

Even so, tax rules change, local customs differ, and defaults that are reasonable nationally will be wrong for many individual transactions. We make no warranty that any figure produced here is accurate or applicable to your situation, and we are not liable for decisions taken in reliance on it. If you find an error, telling us is genuinely useful.

Using the calculators

The calculators are free, require no account, and may be used as often as you like for your own purposes, personal or professional. There is no charge and nothing to sign up for.

What you may not do: scrape the site at a volume that degrades it for others, present the calculators or their output as your own work, or copy the written explanations wholesale onto another site. The text and design are ours; the arithmetic is standard and belongs to nobody.

Embedding a calculator on your site

Our calculators may be embedded on other websites free of charge, on one condition: keep the visible credit line that ships with the embed code, linking back to the calculator. That link is the entire reason we can give this away.

Do not modify the widget to remove or obscure the attribution, do not present it as your own tool, and do not embed it on a page that misrepresents what it does. We may ask that an embed be removed if any of those applies. Otherwise, use it on as many pages and as many sites as you like. The full terms of the embed programme are on the embed page.

RemodelAI: what you may upload

RemodelAI is a separate, paid product with its own additional terms. By uploading a photograph you confirm you have the right to use it: that you took it, or that whoever did has agreed to this use. Do not upload photographs of people, or of a home you have no connection to.

RemodelAI: generated images are not photographs

The result is produced by an automated model. It will change things you did not ask about, and it can show finishes, furniture or structure that do not exist and could not be built as drawn. Look at what comes back before you rely on it or show it to anyone.

If you publish a generated image to market a Home, it must be labelled as digitally altered wherever it appears. Most services that carry Homes for sale require it, several states require it, and it is the honest thing to do. Complying with that is your responsibility; how an image is presented once you have it is outside our control.

The images you download are yours to use. We keep no claim over them, and we keep no copy.

RemodelAI: credits, payment and refunds

One credit is one generation. A credit is taken when a generation starts and returned automatically if it fails to produce an image. Credits are sold in one-time packs, do not expire, are not transferable, and belong to the account that bought them. There is no subscription.

Because a credit is only kept for an image that was delivered, spent credits are not refundable. If the product fails you, such as a payment that never turns into credits or a charge you did not make, email hello@propertysavvy.org and we will put it right. The fulfillment policy says more.

We may limit how many generations an account can run in an hour or a day, so that one account cannot exhaust the service for everyone. The limit is set well above ordinary use.

Links, and how we would disclose a paid one

The site currently carries no advertising, no sponsored placements and no affiliate links, and earns nothing from any link on it.

If that changes, we will say so plainly and in the place it applies — a clear disclosure on any page carrying a compensated link, not a line buried on this page. We would not let a commercial relationship change what a calculator computes or what the explanations say, because the arithmetic being trustworthy is the only thing this site has.

Where we link to an external site, that site is not under our control and we are not responsible for its content or its privacy practices.

Availability

The site is provided as-is and as-available. We do not guarantee uninterrupted access, and we may change, move or withdraw a calculator. Where a calculator is embedded elsewhere we will avoid breaking existing embeds, and would ship a new address rather than change one underneath a host that is relying on it.

Governing terms

These terms are governed by the laws of the United States and of the state in which PropertySavvy is established. If any part of them is unenforceable, the rest continues to apply.
